Is FishHawk Ranch One of the Best Places to Live
When PCSing to MacDill AFB?
If you're PCSing to MacDill Air Force Base and trying to figure out where to live, you're probably seeing the
same Tampa-area communities mentioned over and over.
South Tampa.
Riverview.
Brandon.
Apollo Beach.
And then there's FishHawk Ranch in Lithia, Florida.
FishHawk Ranch has long been a popular choice for military families relocating to the Tampa Bay area,
particularly for buyers who are willing to trade a shorter commute for more neighborhood amenities,
outdoor space and a planned-community lifestyle.
So, is FishHawk Ranch right for your PCS?
Here are a few things worth considering.
Why Military Families Consider FishHawk Ranch
One of FishHawk Ranch's biggest advantages is that it feels like a true community rather than simply a
collection of subdivisions.
Depending on the section of FishHawk, residents have access to amenities that may include pools, parks,
playgrounds, trails, fitness facilities, sports areas and community gathering spaces.
For a military family arriving in Tampa without an established local network, that can matter.
Military-focused neighborhood reviews have specifically mentioned the strong sense of community and the
number of military families already living in FishHawk Ranch.
That can make settling into a new duty station a little easier.
What Is the Commute From FishHawk Ranch to MacDill AFB?
This is the part you should consider carefully.
FishHawk Ranch is not right outside the gate at MacDill.
The drive is roughly 28 miles depending on where you live within FishHawk Ranch and which route you
take.
Under lighter traffic conditions, the drive can be approximately 35 to 40 minutes.
During Tampa rush hour, however, it can easily stretch closer to 50 minutes to an hour or longer.
For some military households, that's a deal breaker.
For others, the trade-off is worth it for the type of home, neighborhood and community they get once
they're off duty.
If you're PCSing to MacDill, I strongly recommend driving your potential commute during your actual
report-time window before choosing a neighborhood.
FishHawk Gives Buyers More Than One Housing Option
Another advantage for a PCS buyer is variety.
FishHawk Ranch isn't one uniform neighborhood.
You'll find homes built in different eras, different architectural styles, different lot sizes and a broad range of
price points.
You may also find options including:
- Single-family homes
- Larger homes with 3-car garages
- Pool homes
- Homes with conservation or water views
- Townhomes and lower-maintenance options
- Newer construction as well as established resale homes
That makes FishHawk worth considering for everyone from a younger military household buying a first
home to a senior officer relocating with a larger family.
Pool Homes Can Be Especially Appealing After a PCS to Florida
If you're moving to Florida from somewhere like Virginia, Maryland, Colorado, Ohio or overseas, having
your own pool may be one of the things you've been looking forward to.
But there is an important financial comparison to make.
A home without a pool may appear less expensive upfront, but adding a pool later can be a significant
project involving design, permitting, construction and landscaping.
That's why existing pool homes can be worth considering during your home search.
For example, 16817 Harrierridge Place in Lithia is currently offered at $589,900 and includes:
- 4 bedrooms
- 3 full bathrooms
- Approximately 2,400 square feet
- 3-car garage
- Three-way split floor plan
- Private heated pool and spa
- Pond and conservation views
- Updated kitchen
- Remodeled primary bathroom
For a military buyer comparing homes around the $600,000 range, the combination of a pool, garage space
and an established FishHawk Ranch location makes it worth comparing against both resale and newconstruction alternatives.
What Should You Consider Before Choosing FishHawk Ranch?
FishHawk Ranch can be a great fit, but it isn't automatically the best location for every military household.
Before buying, consider:
Your commute tolerance.
If you'll be reporting to MacDill every morning during peak traffic, make the drive yourself before
committing.
Your housing allowance and total monthly payment.
Don't compare homes based only on list price. Property taxes, homeowners insurance, HOA or CDD fees
and your financing all affect the true monthly cost.
How long you expect to be stationed in Tampa.
PCS timelines matter when deciding whether buying or renting makes more sense.
Your exit strategy.
Military families don't always control when they'll receive their next orders. Before buying, think about how
the property might perform if you need to sell or rent it later.
Your priorities away from work.
Some buyers want the shortest possible commute. Others prioritize a larger home, neighborhood
amenities, outdoor space or community atmosphere.
There isn't one right answer.
Buying a Home During a PCS Is Different
A PCS move isn't the same as an ordinary local home purchase.
You may be:
- House hunting from another state
- Buying after a short house-hunting trip
- Touring homes by video
- Coordinating closing around report dates
- Using VA financing
- Selling another property at the same time
- Trying to understand an unfamiliar Tampa Bay market very quickly
That's why having someone on the ground who understands both the neighborhoods around MacDill
and the realities of a military relocation can make the process much easier.
